BnB rate checker

Type your nightly rate, pick a measured city, and see where it sits against what the whole city is asking. The band is read from live listings on a named date, not modelled.

Normal. The money now sits in the shape around that base price, not in the base price itself — the nights the whole city fills are where the measured spread is widest.
Where the band comes from

About 197 places a night across 30 nights from November 1, 2026. Measured . Asking prices for 2 adults, 1 night — not the prices rooms sold for.

How to check whether your nightly rate is right

A rate is only high or low against something. This page uses the city's own supply: every place listed in Abu Dhabi on the night it was read, sorted, and cut into quarters. Your rate lands somewhere in that order.

01
Read the whole city's supply, not a sample
Every place listed on the night, sorted by asking price. A handful of cheap rooms cannot drag the median, and sold-out listings are counted separately instead of being priced at zero.
02
Put your base price in that order
The quarters are the only honest summary of a city: the cheaper quarter, the median, the dearer quarter. Your rate lands between two of them.
03
Move the nights, not the month
A single base price is too high on quiet midweek nights and too low when the city fills. Once you know where you sit, the question becomes which nights to move.

One city-wide band cannot tell you which nights to move. The demand calendar shows the events that pull a single night away from the median.

Questions this raises

What is my nightly rate being compared against? The asking prices of every place listed in that city on the night we read them, sorted and cut into quarters. A quarter of the supply asks less than the lower figure, half asks less than the median, a quarter asks more than the upper figure. Nothing is estimated or filled in.
My comps are better than the city average. Does the band still apply? It is a floor and a ceiling, not a target. The band is the whole city's supply, so a large central place sitting in the upper quarter is normal and a studio sitting there is a question. Use it to spot the base price that is obviously wrong, then compare against your own comp set.
Is this occupancy data? No. We read what places ask, not what they sold, so nothing here says whether those nights filled. Asking prices are the one thing that can be measured from outside, and we publish only what we measured.
