Everything on this site comes from public listing pages read on a schedule. No panel, no partner feed, no model filling the gaps. This page says exactly what that gives you and what it cannot.
We open public listing pages for the city you scan and record the asking price, night by night.
The top and bottom quartile go, so one mispriced penthouse cannot drag a neighbourhood median.
Confirmed public events, holidays and school breaks are joined to the nights they cover.
Each figure is stored with the timestamp it was read at, and the site prints that date next to it.
A city needs 150 measured entire-place listings before it appears. Below that the median swings on one or two properties, and a number that precise would be wrong in a way you could not see. Cities under the line sit in a queue and go live the night they cross it.
The same threshold applies to a ZIP code inside a covered city, and to an event: a lift is published only when a comparable normal week exists to measure it against. Otherwise it reads unknown.
