Terms of service

1. The service

Bed&Market shows prices of accommodation offers that are publicly listed on booking sites, collected when a scan runs, and turns them into charts, town summaries and pricing hints.

Public town pages are free to read without an account. Scanning, saved towns and other in-app features need a free account. Paid features (Pro) are described on their own screen before you pay anything.

2. What you need

A current web browser with JavaScript and cookies for sign-in enabled, and an email address or Google account.

3. Your account

Signing in with Google or an email code creates a free account and a contract for the service under these terms. The free plan includes a limited number of scans per week, shown in the app.

You can stop using the service at any time and ask us to delete your account by writing to bedandmarket@gmail.com. We delete your account data within 30 days.

4. Emails we send you

By creating an account you agree that we may email you sign-in codes and account notices, market reports for the towns you follow, and news about Bed&Market.

Every email that is not about your account has an unsubscribe link, or you can reply "unsubscribe". Sign-in codes and essential account notices still reach you while you have an account.

5. Paid plans (Pro)

The price, what it includes and the billing period are shown on the Pro screen before you pay, including any taxes. Payments are handled by Stripe; we never see your card number.

Pro renews automatically each billing period until you cancel. You can cancel at any time, effective at the end of the period already paid.

If you are a consumer (including a sole trader buying for a purpose that is not professional for you), you may withdraw from the purchase within 14 days without giving a reason by emailing bedandmarket@gmail.com. If you asked us to start Pro straight away, we refund the price minus the part of the period you already used.

6. The numbers

Prices are snapshots of offers publicly listed at the moment of a scan. They can be incomplete, out of date or differ from the price a guest finally pays. An offer that is missing is not proof that a property is sold out.

Bed&Market is not affiliated with, endorsed by or sponsored by any booking site whose public prices it reads.

Everything in the service is information, not financial or investment advice. You decide your own prices.

7. AI assistant

Where the service offers an AI assistant, its answers are generated by an AI model. They are built from our measured data but can still be wrong: check anything important before you act on it.

Questions you type are sent to our AI provider to produce the answer. Do not type personal data about other people into it.

8. Fair use

Do not use the service to break the law, to overload or attack it, or to resell its data in bulk without our permission. Do not post unlawful content in bug reports or questions. We may suspend accounts that do.

9. Complaints

Send complaints to bedandmarket@gmail.com with a short description of the problem. We answer within 14 days.

Consumers in Poland can also get free help from their municipal or district consumer ombudsman (rzecznik konsumentów) or the Trade Inspection (Inspekcja Handlowa).

10. Liability and changes

We provide the service as it is and may change or stop features. Nothing in these terms limits rights you have as a consumer under mandatory law.

We may update these terms. We will tell account holders by email at least 14 days before a change that affects them; if you do not agree you can delete your account before it takes effect.

Polish law applies. A consumer keeps the protection of the mandatory law of their own country.
