How to get more bookings on Airbnb

Most advice starts with photos. Photos matter, but they move bookings over months. What can move bookings this week is price — specifically, where yours sits against what comparable places ask for the same nights. Price against measured comparables
A guest never sees your listing alone — they see it in a column next to four or five similar places, prices side by side. Whether you win that column depends on where your price sits against theirs for the exact night, and the only way to know is to read what those places ask. Not a model's suggested rate, not last year's average: the asking prices on live listing pages today. If you sit above the street on the nights that are not selling, that is the first and cheapest fix on this list.

Fix minimum-stay collisions
A three-night minimum wedged between two existing bookings leaves one- and two-night gaps that nothing can book, no matter how good the price. Those orphan nights read as missing demand when they were never sellable. Walk your next eight weeks, find the gaps shorter than your minimum, and relax the rule for those specific dates. This is the rare fix that adds bookable nights without touching price at all.

Move your price with the season
One flat rate all year loses at both ends: overpriced through the low season, so the calendar sits empty, and underpriced through the high season, so it fills early and cheap. You do not need a model to fix it — your own market's rhythm is visible in what nearby places ask month by month. Set the shape once, then correct it when the street moves.

Price event nights on purpose
The nights your city fills — a festival, a match, a conference — are booked earliest and priced highest by the hosts who noticed. A flat rate on those nights does not go unsold; it sells first, at a Tuesday price. Check which nights comparable places spike, and decide those nights deliberately instead of letting the default rate give them away.

Photos, reviews, response time
Last on the list not because it does not matter, but because every guide already tells you this and the effect compounds over months, not weekends. Better photos raise clicks, reviews raise trust, fast replies raise conversion — all real, all slow. Do them, just do them after the pricing fixes above, which can change what happens this week.

One more honest note: sometimes bookings are down because the whole market is down, and no listing-side change fills a street nobody is visiting. If this month is unusually quiet, start with why bookings slow down before reworking a listing that was never the problem.
